What we sample in a Midlands house

Ceiling texture in each area that might have been done at a different time. Floor tile and the adhesive underneath, as two separate materials, because they frequently return two different results. Do you need to test before a renovation, a floor lift or a sale?

Before a renovation on a pre-1980 property: yes, and before the trades are booked rather than after they have stopped. Before scraping a ceiling: yes — see do I need to test for asbestos. Before lifting a floor: test the tile and the mastic separately. Before a sale: it takes the uncertainty off the table before it becomes a negotiating point.

When you probably do not need to: a post-1990 build with no suspect materials, or intact material nobody is going to touch.

What the report says, and what it is good for

Material, location, percentage and mineral type — chrysotile, amosite, tremolite, actinolite or a mix — because the mineral changes the removal method. Written so it stands up for a permit filing, a contractor bid or a property disclosure, not as a one-line verdict.
