Asbestos Floor Tile & Mastic Removal in Columbia, SC
9×9 floor tile and the black cutback mastic under it are the two things we are called out to most in Columbia kitchens, bathrooms and utility rooms — Rosewood especially, where the mid-century stock runs heavy on it. Intact they are non-friable and low risk. The trouble starts when a flooring contractor takes a grinder to the adhesive before a re-floor. Call (803) 859-4938.
What we do
Size is the strongest clue: 9×9 inch tiles are almost always pre-1980 and frequently asbestos-bound, while 12×12 are usually later. Colour tells you nothing. What does matter is the black tar-like adhesive underneath — cutback mastic — which often reads higher than the tile itself and is the part people forget to test.
That is the mistake that turns a straightforward job expensive: the tiles come up, the mastic is left stuck to the slab, and somebody grinds it off dry. Grinding dry mastic is a fibre-release operation and it contaminates the room. Sample the tile and the mastic as two separate materials before anything is lifted. On the removal itself, tiles come up whole with a flat bar and heat where needed, mastic is softened and scraped wet, never ground dry.
Why Columbia Asbestos Removal
- The tile and the adhesive are tested separately. They are two materials and they frequently return two different results. Testing one and assuming the other is the commonest gap we see.
- Tiles lift whole. Flat bar and heat where the bond needs it, not a breaker — intact material stays non-friable.
- Mastic comes off wet. Softened and scraped or chemically lifted, never dry-ground.
- The subfloor is left ready for the new floor. HEPA-vacuumed and wet-wiped, so your flooring contractor can start.
- We say when clearance sampling is not needed. On a job that stays non-friable throughout it is not always required, and we will tell you that rather than adding it as a default line.

How much does it cost to remove asbestos floor tile in Columbia?
Priced per square foot, and whether the mastic is coming up as well as the tile is the biggest single factor. Ranges are on the cost page; tile bonded hard to a slab with mastic that needs chemical lifting sits at the top of the band.
Are 9x9 tiles always asbestos?
Not always, but the size dates them to a period when it was standard, so treat them as suspect until tested. 12×12 tiles are usually later, though later is not a guarantee.
Can I lay new flooring over the top?
Often yes, and it is the cheapest safe answer where the existing floor is sound and flat. The material stays in place undisturbed, which is what the rules prefer. It stays on the property disclosure.

Can I see the crew’s accreditation before you start?
Yes. Ask when you call and the SCDES accreditation card and the insurance documents are sent through before anyone is on site, rather than produced at the door.
Someone has already ground some of it off. What now?
Stop the work, keep people out of the room, leave the dust where it is and do not sweep or use a domestic vacuum — the filter passes the fibre straight back into the room. Call and we will scope the cleanup separately.
Found asbestos tiles under the carpet — what now?
Very common on Rosewood and Shandon stock, and it is usually good news: tile under carpet is undisturbed and intact. Leave it down, do not start lifting it, and get the tile and the mastic sampled separately — they are two materials and they often give different results. What testing costs.
Is getting rid of asbestos floor tile expensive?
Priced per square foot, and the mastic underneath is what moves the number rather than the tile. Laying new flooring over the top is often the cheaper safe answer and we will say so if it fits. The ranges are on the Columbia cost page.
