Is the Asbestos in My Columbia, SC House Dangerous?

Undisturbed and disturbed asbestos are two different situations in a Midlands house

Asbestos is dangerous when its fibres are airborne and you breathe them. Material that is intact, sealed and left alone is not releasing fibres into the room. A popcorn ceiling nobody has touched, floor tile under carpet, cement siding in good condition — those are, in the ordinary case, safer where they are than they would be half removed by somebody without containment.

What changes the picture is disturbance. Sanding, scraping, drilling, cutting, pressure-washing siding, pulling up tile with a scraper, or a storm taking a section of roof off. Is it safe to live in a Columbia house with asbestos siding, a popcorn ceiling or an asbestos roof?

Generally yes, while it stays intact and you are not working on it. Millions of houses in the United States contain asbestos materials and are lived in safely. Cement siding and roofing are non-friable — the fibre is bound into the cement and it takes real force to release it. Popcorn ceiling is more fragile but still stable if nobody is scraping it.

Where we would not tell you it is fine: material that is crumbling, water-damaged, flaking onto the floor, or within reach of children in a play space. And pipe lagging in a crawlspace or basement, which is the one material in a Columbia house most likely to be friable — it releases fibre from a knock rather than from power tools. Does it get worse over time in our heat and humidity?

The material degrades, yes. Midlands summers, humidity and the heat cycling in an uninsulated attic are hard on old binder. Cement siding chalks and gets brittle; popcorn texture loosens where a roof has leaked; pipe lagging in a damp crawlspace breaks down faster than the same material in a dry basement.

So “leave it alone” is not a permanent answer, it is a reasonable answer for now with an eye on the condition. If you have noticed it changing — flaking, staining, powder on the floor below it — that is the point to get it sampled rather than watched. What testing costs and how fast the result comes back.

Someone has already disturbed it — how do I clean the house?

Do not vacuum it and do not sweep it. A domestic vacuum passes the fibre straight through the filter and back into the room, and sweeping puts settled dust back into the air — both make the problem larger than it was. Do not use a leaf blower or compressed air on it either.

Shut the door on the room, keep people and pets out of it, turn off the HVAC so it is not moving air around the house, and leave the dust where it is. Cleanup is a containment job with HEPA equipment and a clearance air test at the end, and it is priced separately from planned work. Call and describe what happened and how big the area is.

What year of Columbia build do you actually have to worry about?

Pre-1980 is the working line, and pre-1985 is the cautious one. Asbestos in new construction was largely finished by the early 1980s, but stock already on the shelf kept being installed for a few years after, which is why a 1983 build can still turn up positive.

In practice: a Shandon bungalow, a Rosewood infill, a Forest Acres ranch or an Irmo house from before 1980 probably has at least one asbestos material, and often three. Anything built from the 1990s onward is very unlikely to. If yours sits in the gap, that is exactly what a sample settles.

When the honest answer is leave it alone, and when it isn’t

• Leave it. Intact, non-friable, out of the way, and you are not renovating. Sealing is an option — see encapsulation.
• Test it. You are about to disturb it, you are selling or buying, or the condition has changed. See do I need to test.
• Remove it. Damaged, friable, in a living space, or in the way of work that has to happen.
• Call today. It has already been broken open and there is dust.
