Popcorn Ceiling Removal in Columbia, SC

Asbestos removal in Columbia, SC - two-man crew working inside poly containment

Popcorn ceiling removal is the job we are called out for most in the Midlands, and it is priced per square foot once the texture tests positive. If it tests negative it is ordinary decorating work and far cheaper. The test comes first either way, and it costs a fraction of the removal. Call (803) 859-4938.

What popcorn ceiling removal costs in Columbia, per square foot

Priced by the square foot of ceiling, with the rate set by the material and the room rather than by the house. The band for Columbia sits on the cost page alongside testing, so you can see both numbers before deciding.

What moves you inside that band: ceiling height, how thick the texture is, whether HVAC returns are cut through it, and whether the room is empty or has to be sheeted around furniture and floors. An empty room is materially cheaper than a furnished one, and clearing it yourself is the easiest money you will save on the whole job.

What it costs on a whole house rather than one room

A single room is a contained job. A whole-house scrape is a different animal: it usually crosses the SCDES quantity threshold on its own, which brings the notification and the ten-working-day wait before anything can be disturbed. That is scheduling, not extra cost, but it has to be built into your timetable rather than discovered halfway through.

Per square foot the rate is similar; the total is not, and the notification is the part people do not budget for. Tell us the rough square footage when you call and we will tell you which side of the threshold you are on.

Do you need to test first? Yes, and here is why it is not upselling

Texture applied before the early 1980s is frequently asbestos-bound and you cannot tell by looking — not by colour, not by texture size, not from the sparkle. One sample settles it for a fraction of the removal cost, and roughly a third of what we sample comes back clean.

The reason it matters more here than for any other material is the method. Dry-scraping a positive ceiling fills an occupied house with fibre that settles into carpet, furniture and the ductwork. A DIY scrape on a positive ceiling does not save money. See do I need to test for asbestos.

Retexture, skim or repaint — what the ceiling looks like afterwards

This is the question most people actually want answered and almost nobody covers it. A scraped ceiling is not a finished ceiling. Underneath the texture is usually drywall with taped joints that were never meant to be seen, so it needs skimming before it will take paint properly.

Three ways it usually goes. Skim and paint flat — the modern look, most work, best result. Re-texture — a light knockdown or orange peel, which hides imperfections and costs less than a full skim. Overboard — new drywall straight over the top, which on a positive ceiling avoids the removal altogether and is sometimes the cheapest safe answer of all.

Say which finish you want when you call and it goes in the same quote. You are not obliged to use us for it, but you should not be left with a bare grey ceiling and a surprise.

How the removal day runs

Floors and walls of the work area sealed in 6-mil poly, HVAC shut down and returns sealed, HEPA negative-air holding the room under pressure. The texture is sprayed with amended water and left to soak — wet popcorn comes off in sheets and releases very little, dry popcorn dusts.

Scraped material drops onto the poly, gets bagged wet, double-bagged and labelled. Surfaces are HEPA-vacuumed and wet-wiped, the clearance sample is taken inside the barrier, and only when that reads clean does the containment come down.

How much does popcorn ceiling removal cost in Columbia?

Priced per square foot once the texture tests positive; the band is on the cost page. Testing first costs a fraction of that and about a third of ceilings come back clean.

Do I have to test before removal?

If the house predates about 1985, yes — and it is in your interest, because a negative result makes it ordinary decorating work at a much lower price.

Can I just cover it instead?

Overboarding with new drywall leaves the material undisturbed and is often the cheapest safe answer. The trade-off is the ceiling drops slightly and the material stays on the disclosure.

Do you repaint afterwards?

We quote the finish with the removal — skim and paint, re-texture, or overboard. Say which you want when you call so the number is right first time.

How long is the room out of use?

A single room is typically one working day plus lab turnaround on the clearance sample before containment comes down. Rush lab turnaround is available when a move-in date is driving it.
