Vermiculite Attic Insulation Removal in Columbia, SC

Asbestos removal in Columbia, SC - two-man crew working inside poly containment

Loose, pebbly, gray-brown fill in a Midlands attic is probably vermiculite, and most vermiculite sold in the United States carried tremolite asbestos as a natural contaminant. It is the one material where the advice is genuinely do not go up there. Heaviest in Irmo and out toward Lake Murray. Call (803) 859-4938.

How to tell it from the insulation next to it

Vermiculite is loose granules, roughly pea-sized, layered rather than matted, and it pours. Gray-brown or gold-brown with a slight shine, and it looks poured rather than rolled or blown. Fibreglass batt, blown cellulose and rock wool all look and behave completely differently and none of them is the concern.

It is often hidden under a later layer of fibreglass added during an upgrade, which is why people find it by accident when running a cable or fitting a light. If you have moved batt aside and found granules underneath, stop there.

Why this one is different from everything else on the site

Every other asbestos material in a house is bound into something — into texture, into vinyl, into cement. Vermiculite is loose granules with tremolite distributed through them, so the disturbance threshold is far lower. Walking on it, raking it, running a blower over it, dropping an HVAC line through it, or moving stored boxes all release fiber.

That is why the standing advice on this material is unusually blunt: do not disturb it, do not store things in that attic, do not let anyone work up there until it has been dealt with. If you have already been up a few times, that is not cause for panic — the risk is cumulative rather than from a single visit — but it is the reason to stop going.

What the removal involves and what drives the price

It is a HEPA-vacuum job, not a scrape. The crew works the attic in full containment with the hatch sealed and negative air running, vacuuming the fill into sealed bags through a HEPA-filtered unit, then vacuuming and wiping the joists and top plates.

Access drives the cost more than anything. A walk-up attic with a boarded floor is quick; a low-pitch attic reached through a bedroom-ceiling hatch with ducting to work around is slow. Depth matters too — two inches across a large attic is a different job from eight. Most single-family attics with more than a couple of inches cross the SCDES quantity threshold on their own, bringing the notification and the ten-working-day clock.

What goes back in afterwards

The attic is bare when the vermiculite is out, which is the moment to insulate properly — and what goes back in is usually a real improvement, because vermiculite is a poor insulator by modern standards. We quote the removal on its own so you can compare it cleanly, and tell you separately what re-insulation would cost rather than bundling the two into one number you cannot take apart.

How much does vermiculite removal cost in Columbia?

Priced per square foot of attic and it is the highest rate of any material we handle, because it is a HEPA-vacuum job in a confined space. Access and depth move it most. See the cost page.

Is all vermiculite asbestos?

Not all, but most of what was sold in the US came from a source that carried tremolite, so it is treated as asbestos-containing unless testing says otherwise. Sampling it is itself a disturbance, which is why the assumption usually stands.

Can I just insulate over the top?

It is done, and undisturbed material is low risk. The catch is it locks the attic permanently: no storage, no new wiring, no HVAC work, and it stays on the disclosure. Most people staying in the house choose removal once they understand that.

I have already been up in the attic. Should I worry?

Asbestos risk is cumulative over long exposure rather than from one or two visits. The useful response is to stop going up and keep the hatch shut until it is scoped.

Will you re-insulate afterwards?

We quote it separately so you can see both numbers. What goes back in is usually a meaningful improvement on what came out.
