Friable is the word that changes the job
Almost every other asbestos material in a house is non-friable: squeeze it and it holds together. Pipe lagging is the exception. Old magnesia and aircell insulation crumbles under finger pressure once the outer canvas has perished, and friable material sheds fibre without anyone touching it — a draught through a crawlspace is enough.
That is why damaged pipe lagging is one of the few residential findings we would call genuinely time-sensitive, and why it is priced by the linear foot rather than by area.
What it looks like, and how to identify it without touching it
Two forms turn up. A white or grey moulded shell around the pipe, looking like plaster, usually in sections with a seam. Or a layered corrugated wrap that looks like cardboard. Both are normally under a canvas outer that has gone brown and brittle and is splitting at the elbows and hangers.
Modern fibreglass pipe wrap looks nothing like either — it is yellow or pink and obviously fibrous. If yours is yellow fibreglass, you are fine. If it is a hard grey-white shell on a heating run in a pre-1980 house, treat it as suspect and do not pull at the canvas to see better.
Glovebag or full containment — and why the difference matters to your price
Short, accessible runs come off in a glovebag: a sealed sleeve fitted around the pipe with integral gloves, the insulation wetted and removed inside it, the whole bag sealed and taken away without the material entering the room. Quick, cheaper, and the right method for a few metres of straight pipe.
Long runs, badly damaged material, boiler jackets and anything with many elbows get full containment instead: the crawlspace or basement sealed, negative air in, the crew working inside the enclosure, clearance sampling before the barrier comes down. The price difference between the two is significant, which is why it is worth knowing which one your job is before you accept a quote from anyone.
What to do before we get there
Keep the area shut, keep children and pets out of the crawlspace or basement, and do not try to wrap or tape the damaged section yourself — handling perished lagging to patch it releases more than leaving it alone. If the heating is running and the damaged section sits in the airflow of a return, turning the system off until it is scoped is reasonable.
Do not sweep or vacuum debris that has already fallen. A domestic vacuum puts the fibre straight through the filter and back into the room.
